Many real estate investors believe that the first step in locating a property is to find a property listed for
sale by an agent or the property owner. After all, even REOs (Real Estate Owned properties) are
typically listed before they are sold.
There is another way to invest in real estate: real estate investors and other potential buyers can purchase properties at
foreclosure auctions (also known as foreclosure sales). In some cases, the property can be purchased for an amount
that is lower than its current market value. Although this is not always the case, and there are risks
involved in buying property at a foreclosure auction, when the circumstances are right, it can be a financially beneficial
experience. As such, learning how to buy properties at a foreclosure auction may be worth the
effort for real estate investors. Searching for upcoming sales and attending a couple of sales
may be a good place to start to become more familiar with the process. You will need to make sure that you understand
applicable state rules and regulations regarding foreclosure sales, the eviction process, and redemption rights. It is
also your responsibility to determine the current value of the property. NOTE: the minimum bid at a foreclosure sale
may NOT be below the property’s current market value so it is important for you to determine the property’s value
